Elliott-Lewis Corporation is currently seeking an experienced Facilities Maintenance Manager to be responsible for the coordination and completion of facility projects, preventive maintenance and repairs of mechanical, plumbing, HVAC at our client site in the Plainfield NJ area.


This position directs, assigns, oversees, creates, supervises, develops, manages, delegates, plans, and organizes all daily maintenance operations and long-term capital expense activities.  This position also oversees the work of outside contractors and interfaces daily with key campus stakeholders.

  • Staff Management
    • Directs, supervises, and evaluates the work of the maintenance staff including:
      • Staffing – In conjunction with the Contractors human resource department and management and its policies and procedures, hires, coaches/counsels, promotes, terminates Contractor staff as necessary.  Complies with policies and procedures and state, federal, and local laws. Responsible for effective staffing and scheduling to meet Facilities needs to ensure quality, efficiency, and effectiveness.
      • Performance Management – Provides ongoing and specific feedback and conducts annual performance evaluations.  Identifies developmental goals.  Meets with staff individually and maintains appropriate documentation.
      • Coaches and counsels staff; records and maintains appropriate documentation.  Seeks advice and collaborates with Human Resources on staff relations issues.
      • Training – Develops an annual training schedule for all areas of responsibility; including on-the-job, internal and external training. Complies with Human Resources requirements for annual training as determined each fiscal year.
      • Responsible for tracking and monitoring of time and attendance and timely payroll submission.   Follows established policies and procedures and state, federal, and local regulations.
      • Communicates and conducts regular staff meetings with Contractor staff as well as with other site contractors.  The general expectation would be for weekly meeting. Maintains documentation of meetings.
      • Manages maintenance staff by determining workloads and schedules.
      • In accordance with Contractor’s policies and procedures, ensures that safety training is provided to staff and that proper safety practices are being followed.
      • Participates in the development and management of the operating and capital budgets.
  • Facilities Management
    • Develops and manages an annual calendar to plan and track dates for inspections, contracts, preventative maintenance, various events, etc.
    • In conjunction with the Chief Engineer, develops and manages comprehensive preventive maintenance plans for all building systems.
    • Prepares reports related to the work performed and materials and supplies utilized.
    • Manages the process for purchase of materials and supplies.
    • Manages the stock control procedures for tools, parts, and supplies.
    • Ensures that the work of outside contractors performing maintenance related work in the buildings is in accordance with specifications and regulatory agency requirements.
    • Advises management concerning technical aspects of maintaining, replacing, or renovating equipment and facilities.
    • Manages energy conservation and efficiency by implementing conservation initiatives such as energy star purchases, lighting programs, water conservation programs, and energy supply contract and curtailment programs.
    • Manages and responds to emergencies related to the building, weather and individuals.
    • Manages repair or restoration related to property insurance claims.
  • Vendor Management
    • Manages various qualified vendors performing work and services to insure quality.
    • Prepares or assists in the preparation of all Request for Proposals (RFPs) related to maintenance services, major projects and purchases.
    • Serves as the primary on-site liaison with contractors, architects, engineers, material and equipment providers, and all subcontractors.
    • Makes recommendations regarding performance and contract renewals for 3rd party vendors.
    • Assists with obtaining required Certificates of Insurance on an annual basis for all 3rd party vendors.
  • Project Management
    • Manages all routine maintenance and capital projects which includes problem solving, budget management, project schedules, project update meetings and timelines. At all times, provides ongoing communication with leaders and stakeholders.
    • Manages projects thoroughly and completely. In doing so develops the scope of work, prepares the Request for Proposal (RFP) and bid matrix for review and approvals. Acts as the on-site project manager and manages the project staff and vendors to insure work is done in a quality professional manner, completed on time and on budget.


  • Bachelor degree in Facilities Management, Facilities Engineering, Business or related field.
  • Minimum of 5 years progressive supervisory and facilities management experience.
  • Proven ability and technical expertise in project management, business management or construction management
  • Knowledge of and experience with facilities management practices, financial practices and budgeting.
  • Knowledge of and experience with procurement, contracts, requests for proposals and bid review.
  • Knowledge of and experience with all aspects of building systems and operations.
  • Knowledge of and experience with health, safety and environmental regulations.
  • Experience in construction, maintenance and all facets of facility operations.
  • Ability to write well and communicate effectively, and the ability to interface well with the client, administration, and maintenance personnel and occupants.
  • Ability to read and apply blueprints, building system drawings, specifications, and operations and maintenance manuals.
  • Knowledge of and experience with computer applications including Microsoft Office (Word, Excel, and Outlook) and web-based programs including programs for facility management and computerized maintenance management systems.
  • Personnel are expected to have the capability and communication skills to aid in the development and training of skills of those less qualified.
